The steps of building a house in France

From plot to handover, each step has its timings and formalities.

1. Brief and plot

Needs, budget, soil study and survey: about 6 weeks.

2. Design and building permit

The review period is 2 months for a detached house and 3 months for other projects. An architect is required above 150 m² of floor area. The permit is valid for 3 years, extendable twice by one year.

3. Display and appeals

The permit is displayed on site on a sign larger than 80 cm, visible from the street. Third parties have 2 months from display to appeal.

4. Site opening and build

The site-opening declaration (DOC) is filed at the town hall. Our typical 36-week programme: set-up and foundations (wks 1–5), structure (6–13), services and envelope (14–20), finishes (21–32), acceptance (33–36).

5. Completion and acceptance

The DAACT declares completion and compliance, with the RE2020 certificate. Acceptance of works starts the guarantees.
